We operate the property in full. That covers the listing, dynamic pricing, guest communication, cleaning, maintenance, and restocking between stays.
Pricing adjusts with demand and the homes are marketed across every major booking channel, which keeps occupancy high at the right nightly rate. Guests are vetted, properties are inspected on a schedule, and turnovers are handled by trusted partners.
The result for an owner is rental income without the operational work.

White Reef by the Sea is the most recent property added to the portfolio, a five unit beachfront building now managed end to end by Island City. It is a working example of full service management: the owner handed over operations, and we run everything from bookings to turnovers.
